We are an Alabama-based Certified Development Company, and we specialize in the SBA 504 Loan Program. We have been in operation since 1983 as one of the first Alabama CDCs facilitating the 504 product. This product offers fixed-asset financing for U.S. based, for-profit small businesses. Southern Development Council, Inc. is a Certified Development Company designated by the Small Business Administration (SBA) to work with lending partners to provide financing to small businesses nationwide. CDCs are non-profit entities that help promote economic growth within their area of operations. SDC services the state of Alabama, a few counties in Mississippi, and the Florida Panhandle,.
Lending Partnerships
Southern Development Council, Inc. partners with lending institutions in order to provide financing through the SBA 504 Loan Program. The typical loan structure is a 50/40/10 split in which the lending institution finances 50% of the total project costs, SDC lends 40% of the total project costs through the SBA, and the remaining 10% is a required equity injection from the borrower.
